Chaffee County, Colorado land records for NT Dodge & Family: 1883-1922

On February 14, 1883 (Recorded February 14, 1883), Fannie H. Dodge of Buena Vista, Chaffee, Colorado sold to Ezekiel B. Bray of Buena Vista, Chaffee, Colorado, for $128 and JO Quick of Buena Vista, Chaffee, Colorado for $47.50 ‘One house and stable and out buildings, the same being situated at Freegold (and known as the Quick house stable and out buildings) in Chaffee County and in the State of Colorado on land owned by the Freegold Mining and Milling Company…Provided nonetheless that if Fannie H. Dodge…pay to [EB Bray] for the redemption of the above named chattels the just and full sum of $128 or 16,000 bricks on or before the 20th day of June, 1883 with interest on the same according to the tenor of a certain promissory note bearing even date with this deed and further [Fannie H. Dodge] shall pay to JO Quick…$47.50 on or before the 1st day of September, 1883 with interest on the same according to the tenor of a certain promissory note bearing even date with this deed, then these presents shall be null and void, otherwise shall remain in full force and virtue. On December 1, 1905 (recorded December 1, 1905), Francis McPhelmey of Buena Vista, Chaffee, Colorado, sold to NT Dodge of Buena Vista, Chaffee, Colorado, for $20 ‘burial lot numbered 23 in Block 2, the same being situated in the McPhelmey Cemetery in Chaffee County in the State of Colorado.’ (Chaffee County Records Book 134, Page 273)

On January 4, 1906 (recorded January 16, 1906), NT Dodge of Buena Vista, Chaffee, Colorado, sold to EB Bray of Buena Vista, Chaffee, Colorado, for $20 ‘burial lot numbered 23 in Block 2, the same being situated in the McPhelmey Cemetery in Chaffee County in the State of Colorado. Said lot is eight feet wide and twenty feet long.’ (Chaffee County Records Book 134, Page 299)

On March 28, 1910 (Recorded March 28, 1910): ‘The American Box Ball Company, Inc., Indianapolis, Indiana. Ship to: Clara B Morgan, Buena Vista, Colorado. Article: (2) 36’0” Box Ball Alleys (005480, 005481). Price: $360.00. Terms: Charge. This order is taken to subject to the approval at and contingencies beyond the control of the American Box Ball Co. (Inc.) It is not subject to countermand and it is to be paid for as per the following terms; to wit: $80 cash with order; ____COD and $35 the ____ day of each calendar month, after date hereof, until the amount shown on the order above, with attorney fees and collection charges, is fully paid. It is also agreed that the title, ownership or possession does not pass from the said American Box Ball Co., Inc., until the purchase price above is paid in full and if the same shall become due and remain unpaid, or any portion of the same, we hereby authorize the said American Box Ball, Co., Inc., or any of their agents to enter our premises or wherever it may be found and take possession at above named property and the said American Box Ball, Co., Inc., is hereby authorized to retain any and all sums paid by me which are hereby agreed upon as the value of the use by me of said articles while in my possession. It is also agreed that The Box Ball Alley or Alleys for which this contract is given, will not be removed without the consent in writing of the said American Box Ball Co., Inc., and that said payments are to be made at the Bank of Buena Vista, in Buena Vista, Colorado. It is agreed by the parties hereto that the property covered by this contract cannot be transferred to another party without consent of the American Box Ball Co., Inc. On May 19, 1911 (recorded May 19, 1911), Dwight H. Dodge of Buena Vista, Chaffee, Colorado, sold to Rachel Eliza Newitt of Buena Vista, Chaffee, Colorado, for $300 ‘nine pigs; three months old and ½ of all crops on land known as John Lavich place located seven miles north of the town of Buena Vista.’ (Chaffee County Records Book 124, Page 477)

On March 1, 1915 (recorded May 14, 1919), WC Goddard of Buena Vista, Chaffee, Colorado sold to NT Dodge of Buena Vista, Chaffee, Colorado, for $1 and other further good and valuable considerations ‘All my right, title and interest in and to the NW ¼ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian.’ (Chaffee County Records Book 157, Page 138)

On December 22, 1916 (Recorded December 22, 1916), ‘Release of Chattel Mortgage: In consideration of the payment of debt, I release the mortgage made by Dwight H. Dodge & James R. Dodge to me, March 16, 1916 to secure the payment of $150 payable on or before January 1, 1917 and on file in the County Recorder’s Office.’ (Chaffee County Records Book 172, Page 408)

On January 2, 1917 (Recorded January 2, 1917) ‘Indenture: Made this 2nd day of January, 1917, between Dwight H. Dodge & James R. Dodge…and the Public Trustee in Chaffee County…witnesseth that whereas Dwight H. Dodge & James R. Dodge have executed their own promissory note bearing even date herewith, payable to the order of Edward Krueger, one (1) or three (3) years, after the date thereof for the principal sum of $749 with interest thereon from the date thereof until paid at 8% per annum, interest payable semi-annually with the privilege of paying part of all of the principal of said note after one (1) year in sums of not less than $100. And whereas the said Dwight H. Dodge & James R. Dodge, being desirous of securing not only the prompt payment of said promissory note but also of effectually securing or indemnifying the said E. Krueger for or on account of any assignment, endorsement or guarantee of said promissory note. Now therefore, [Dwight H. Dodge & James R. Dodge], in consideration of the premises, and for the purposes aforesaid, and in further consideration of $1 to them paid by the said [Edward Krueger] …have granted, bargained, sold and conveyed and hereby do grant, bargain, sell and convey unto the said [Edward Krueger] in trust, forever, all the premises situate in Chaffee County, Colorado, known and described as follows: ‘The South half of the Northwest quarter (S ½ of NW ¼) and the East half of the Southwest quarter (E ½ of SW ¼) in Section 6, Township 14 South of Range 78 West of the 6th Principal Meridian containing 160 acres, more or less, in the county and state aforesaid. Together with all their right, title and interest in and to the ‘Richardson, Nelson & Wilmont Ditch’ and all decreed water thereto belonging, being Ditch #92, Priority #104 in Water District #11 and all its enlargements and additions and all other ditch and water rights appertaining and belonging to said land.’ (Chaffee County Records Book 176, Page 17)

On February 10, 1917 (Recorded February 17, 1917), Franklin Banchor of Newton, Middlesex, Massachusetts, sold to Dwight H. Dodge & James R. Dodge of Buena Vista, Chaffee, Colorado, for $1,200 ‘The South ½ of the NW ¼ and the East ½ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian, containing 160 acres according to the United States Government Survey, together with all the right, title and interest therein, with all right, title and interest in the Richardson, Nelson and Wilmont Ditch from North Cottonwood Creek, being Priority #104 of Water District #11 and dating from April 10, 1882; together with all its enlargements and additions; also any other ditches and water rights thereto appertaining or anywise belonging…also assume and agree to pay taxes for year 1913 and for subsequent years.’ (Chaffee County Records Book 157, Page 13)

On August 2, 1918 (recorded August 2, 1918), ‘I, James R. Dodge, constitute and appoint Dwight H. Dodge, true and lawful attorney for me and in my name, place and stead for the purpose of selling, leasing and managing all my interest in Ranch (also known as John Moore Ranch) situate about 2-½ miles northwest of the town of Buena Vista. Also to dispose of all my interest in and to all cattle, horses, farming machinery and all growing crops on said ranch. Also hereby granting to my said attorney the right to lease or sell my interest in my homestead rights as recorded in the Leadville Land Office. Giving and granting unto my said attorney full power and authority to do and perform all and every act and thing whatsoever requisite and necessary to be done in and about the premises, as fully to all intents and purposes as I might or could do if personally present, with full power of substitution and revocation, hereby ratifying and confirming all that my said attorney or his substitute shall be lawfully do or cause to be done by virtue hereof.’ (Chaffee County Records Book 184, Page 194)

On May 14, 1919 (recorded May 14, 1919), NT Dodge of Buena Vista, Chaffee, Colorado, sold to Rachel Eliza Newitt of Buena Vista, Chaffee, Colorado, for $1 and other valuable considerations, ‘Lot 6 of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian containing 42-69/100 acres together with 1 ft3 of water per second of time from the North Cottonwood Creek conveyed through the O’Hanlon Ditch (Ditch #145; Ditch priority #197 in Water District #11) to and for irrigating said land…Rachel E. Newitt covenants and agrees to and with NT Dodge in consideration of transfer of above described property to her that she will support and provide a home and maintain NT Dodge during his lifetime and provide him with clothing and necessary or reasonable amount of money for his personal necessities. Upon failure of Rachel E. Newitt to fulfill of comply with the covenant and agreement herein specified, this deed shall become null and void and property revert back to [NT Dodge].’ (Chaffee County Records Book 182, Page 443)

On August 14, 1919 (Recorded August 14, 1919), ‘Dwight H. Dodge & James R. Dodge, by their Deed of Trust dated January 3, 1917 & recorded February 21, 1917 in Book 176 Page 17 of Chaffee County Records, certain real estate in said Deed of Trust, in trust to secure to Edward Krueger the payment of one certain promissory note with interest and all interest thereon, now therefore, at the request of Edward Krueger and in consideration of the premises and in further consideration of the sum of $2 to me in hand paid by Dwight H. Dodge & James R. Dodge, do hereby remise, release and forever quit claim unto Dwight H. Dodge & James R. Dodge…all right, title and interest which I have in and to the said real estate, by virtue of said Deed of Trust…The South ½ of the NW ¼ & the East ½ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian containing 160 acres with all right, title and interest in the Richardson, Nelson & Wilmont Ditch and all decreed water thereto belonging, being ditch #92; Ditch Priority #104; Water District #11 and all its enlargements and extensions and all other ditch and water rights appertaining and belonging to said land…that the said Trust Deed is by these presents to be considered as fully and absolutely released, canceled and forever discharged.’ (Chaffee County Records Book 159, Page 591)

On August 14, 1919 (Recorded August 14, 1919) ‘Indenture: Made this 14th day of August, 1919, between Dwight H. Dodge & James R. Dodge…and the Public Trustee in Chaffee County…witnesseth that whereas Dwight H. Dodge & James R. Dodge have executed their own promissory note bearing even date herewith, payable to the order of B. McCabe, one (1) or three (3) years, after the date thereof for the principal sum of $1000 with interest thereon from the date thereof until paid at 9% per annum, interest payable semi-annually with the privilege of paying part of all of the principal of said note after one (1) year in sums of not less than $100. And whereas the said Dwight H. Dodge & James R. Dodge, being desirous of securing not only the prompt payment of said promissory note but also of effectually securing or indemnifying the said B. McCabe for or on account of any assignment, endorsement or guarantee of said promissory note. ‘Now therefore, [Dwight H. Dodge & James R. Dodge], in consideration of the premises, and for the purposes aforesaid, and in further consideration of $1 to them paid by the said [B. McCabe] …have granted, bargained, sold and conveyed and hereby do grant, bargain, sell and convey unto the said [B. McCabe] in trust, forever, all the premises situate in Chaffee County, Colorado, known and described as follows: ‘The South half of the Northwest quarter (S ½ of NW ¼) and the East half of the Southwest quarter (E ½ of SW ¼) in Section 6, Township 14 South of Range 78 West of the 6th Principal Meridian containing 160 acres, more or less, in the county and state aforesaid. Together with all their right, title and interest in and to the ‘Richardson, Nelson & Wilmont Ditch’ and all decreed water thereto belonging, being Ditch #92, Priority #104 in Water District #11 and all its enlargements and additions and all other ditch and water rights appertaining and belonging to said land.’ (Chaffee County Records Book 176, Page 158)

On November 22, 1919 (Recorded November 29, 1919), NT Dodge of Buena Vista, Chaffee, Colorado, sold to James R. Dodge of Buena Vista, Chaffee, Colorado, for $1 and other valuable considerations ‘All the right, title and interest [NT Dodge] has in and to the O’Hanlon Ditch together with 1-½ ft3 per second of time as decreed to [NT Dodge] in the through said ditch being priority #197 and ditch #145.’ (Chaffee County Records Book 157, Page 164)

On November 24, 1919 (Recorded April 30, 1926), The Town of Buena Vista, a Corporation, sold to NT Dodge of Buena Vista, Chaffee, Colorado, for $15 ‘Lot 27 in Block 2, Buena Vista Cemetery; 16 feet by eight feet.’ (Chaffee County Records Book 157, Page 599)

On December 12, 1919 (Recorded February 9, 1920), ‘Agreement: Whereas NT Dodge has conveyed, by Quit Claim Deed, to James R. Dodge, 1-½ ft3 of water per second of time (for irrigation) decreed to the O’Hanlon Ditch (Ditch #145; Ditch Priority #197 in Water District #11), in consideration of conveyance of said water, James R. Dodge agrees that if he does not farm the land known as the Moore Ranch during the year 1920, James R. Dodge will reconvey to NT Dodge said water; Further agreed that James R. Dodge shall not sell, encumber or convey to any person the aforesaid water before and until Moore Ranch is free from any and all encumbrance without consent of NT Dodge. Further agreed that if James R. Dodge shall sell Moore Ranch during the life of NT Dodge, James R. Dodge shall pay NT Dodge a reasonable sum in cash for said water, and if NT Dodge dies before the provisions of the contract are fulfilled, then said water and ditch rights shall be conveyed to James R. Dodge to dispose as he shall see fit and this instrument shall become null and void, otherwise shall remain in full force. Made and entered into on the 12th day of December, 1919 between NT Dodge & James R. Dodge.’ (Chaffee County Records Book 167, Page 586)

On December 30, 1919 (Recorded December 30, 1919) ‘Indenture: Made this 30th day of December, 1919, between Dwight H. Dodge & James R. Dodge…and the Public Trustee in Chaffee County…witnesseth that whereas Dwight H. Dodge & James R. Dodge have executed their own promissory note bearing even date herewith, payable to the order of A. Enderlin, one (1) or three (3) years, after the date thereof for the principal sum of $500 with interest thereon from the date thereof until paid at 10% per annum, interest payable semi-annually with the privilege of paying part of all of the principal of said note after one (1) year in sums of not less than $100. And whereas the said Dwight H. Dodge & James R. Dodge, being desirous of securing not only the prompt payment of said promissory note but also of effectually securing or indemnifying the said A. Enderlin for or on account of any assignment, endorsement or guarantee of said promissory note. Now therefore, [Dwight H. Dodge & James R. Dodge], in consideration of the premises, and for the purposes aforesaid, and in further consideration of $1 to them paid by the said [A. Enderlin] …have granted, bargained, sold and conveyed and hereby do grant, bargain, sell and convey unto the said [A. Enderlin] in trust, forever, all the premises situate in Chaffee County, Colorado, known and described as follows: ‘The South half of the Northwest quarter (S ½ of NW ¼) and the East half of the Southwest quarter (E ½ of SW ¼) in Section 6, Township 14 South of Range 78 West of the 6th Principal Meridian containing 160 acres, more or less, in the county and state aforesaid. Together with all their right, title and interest in and to the ‘Richardson, Nelson & Wilmont Ditch’ and all decreed water thereto belonging, being Ditch #92, Priority #104 in Water District #11 and all its enlargements and additions and all other ditch and water rights appertaining and belonging to said land.’ (Chaffee County Records Book 176, Page 184)

On December 30, 1919 (recorded December 30, 1919), Dwight H. Dodge of Buena Vista, Chaffee, Colorado, sold to Nelson Ayr of Buena Vista, Chaffee, Colorado, for $805 ‘1 white-face cow, 1 red & white cow, 1 blue cow branded on left side, 1 black & white steer, 1 black steer, 1 brindle & white heifer, 1 red & white heifer, 1 red steer, 1 red & white heifer, 1 red mulley steer, 1 red & white heifer, 1 red & white steer, 1 red steer, 1 red & white steer, 3 red steer calves, 1 brockle-faced steer, 2 red & white brack heifers, 1 black heifer; different ages all branded D; also one colt nine months old not branded and one bay mare eight years old.’ (Chaffee County Records Book 171, Page 24)

On December 30, 1919 (recorded December 30, 1919), Dwight H. Dodge of Buena Vista, Chaffee, Colorado, sold to Edward Krueger of Buena Vista, Chaffee, Colorado, for $850 ‘1 bay mare, 1 brown mare, 1 brown horse, 1 bay horse, 1 brown colt, 1 Deering binder, 1 Kentucky seed drill, 1 Deering mower, 1 Gang plow, 1 Disc plow located on Dwight H. Dodge’s ranch two miles west of the town of Buena Vista.’ (Chaffee County Records Book 180, Page 405)

On January 2, 1920 (recorded January 2, 1920), ‘I, James R. Dodge, revoke and annul the Power of Attorney given by myself to Dwight H. Dodge dated August 2, 1918, recorded in Book 184 Page 194.’ (Chaffee County Records Book 184, Page 212)

On January 3, 1920 (Recorded January 5, 1920), Dwight H. Dodge, of Buena Vista, Chaffee, Colorado, sold to James R. Dodge of Buena Vista, Chaffee, Colorado, for $1 and other valuable considerations ‘‘The South ½ of the NW ¼ and the East ½ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian with all right, title and interest in the Richardson, Nelson and Wilmont Ditch (Ditch #92; Ditch priority #104 in Water District #11) and all enlargements and extensions and all other ditch and water rights belonging to or used on said land…And that the same are free and clear from all former and other grants, bargains, sales, liens, taxes assessments and incumbrances of whatever kind or nature soever, except for two deeds of trust which James R. Dodge hereto assumes.’ (Chaffee County Records Book 182, Page 579)

On January 6, 1920 (Recorded January 6, 1920), Rachel Eliza Newitt of Buena Vista, Chaffee, Colorado, sold to James R. Dodge of Buena Vista, Chaffee, Colorado, for $1 and other valuable considerations ‘Lot 6 of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian containing 42-69/100 acres together with 1 ft3 of water per second of time from the North Cottonwood Creek conveyed through the O’Hanlon Ditch (Ditch #145; Ditch priority #197 in Water District #11) to and for irrigating said land.’ (Chaffee County Records Book 182, Page 581)

On June 30, 1920 (recorded June 30, 1920), Dwight H. Dodge & James R. Dodge of Buena Vista, Chaffee, Colorado, ‘by their Deed of Trust dated August 14, 1919 and recorded August 14, 1919 in Book 176 Page 158 of Chaffee County Records, certain real estate in said Deed of Trust, in trust to secure to Bruce McCabe, the payment of their certain promissory note with interest and all charges thereon as in said Deed of Trust mentioned, and whereas the said described property is now owned by James R. Dodge and whereas Dwight H. Dodge & James R. Dodge have paid and fully satisfied said note together with all interest and charges thereon, ‘Now therefore, at the request of Bruce McCabe, and in consideration of the premises and in further consideration of the sum of $2 to me in hand paid by James R. Dodge, do hereby remise, release and forever quit claim unto James R. Dodge…all right, title and interest which I have in and to the said real estate, by virtue of said Deed of Trust; and more particularly described as follows: ‘The South ½ of the NW ¼ & the East ½ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian with all right, title and interest of the grantors in the Deed of Trust above mentioned in and to the Richardson, Nelson & Wilmont Ditch and also any other ditches and water rights thereto appertaining.’ (Chaffee County Records Book 168, Page 45)

On June 30, 1920 (recorded June 30, 1920), Dwight H. Dodge & James R. Dodge of Buena Vista, Chaffee, Colorado, ‘by their Deed of Trust dated December 30, 1919 and recorded December 30, 1919 in Book 176 Page 184 of Chaffee County Records, certain real estate in said Deed of Trust, in trust to secure to A. Enderlin, the payment of their certain promissory note with interest and all charges thereon as in said Deed of Trust mentioned, and whereas the said described property is now owned by James R. Dodge and whereas Dwight H. Dodge & James R. Dodge have paid and fully satisfied said note together with all interest and charges thereon, Now therefore, at the request of A. Enderlin, and in consideration of the premises and in further consideration of the sum of $2 to me in hand paid by James R. Dodge, do hereby remise, release and forever quit claim unto James R. Dodge…all right, title and interest which I have in and to the said real estate, by virtue of said Deed of Trust; and more particularly described as follows:‘The South ½ of the NW ¼ & the East ½ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian with all right, title and interest of the grantors in the Deed of Trust above mentioned in and to the Richardson, Nelson & Wilmont Ditch and also any other ditches and water rights thereto appertaining.’ (Chaffee County Records Book 168, Page 46)

On June 30, 1920 (Recorded June 30, 1920), James R. Dodge of Buena Vista, Chaffee, Colorado, sold to RB Griffith of Buena Vista, Chaffee, Colorado, for $10 ‘The South ½ of the NW ¼ and the East ½ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian with all right, title and interest of the grantor therein being 1 ft3 of water per second of time in and to the Richardson, Nelson and Wilmont Ditch (Ditch priority #104) and together with any other ditches and water rights thereto appertaining.’ (Chaffee County Records Book 189, Page 77)

On July 26, 1920 (Recorded July 26, 1920) James R. Dodge, of Buena Vista, Chaffee, Colorado, sold to NT Dodge of Buena Vista, Chaffee, Colorado, for $1 ‘Lot 6 of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian containing 42-69/100 acres together with 1 ft3 of water per second of time from the North Cottonwood Creek conveyed through the O’Hanlon Ditch to and for irrigating said land.’ (Chaffee County Records Book 189, Page 84)

On July 30, 1920 (Recorded July 31, 1920), James R. Dodge of Buena Vista, Chaffee, Colorado, sold to Dean & Brown Mercantile Co., for $600 ‘All the right, title and interest [James R. Dodge] has in and to the O’Hanlon Ditch, being ditch #145, together with 1-½ ft3 per second decreed through the said ditch #145 and designated as priority #197 in Water District #11.’ (Chaffee County Records Book 157, Page 217)

On December 23, 1920 (Recorded December 23, 1920) ‘Indenture: Made this 23rd day of December, 1920, between NT Dodge…and the Public Trustee in Chaffee County…witnesseth that whereas NT Dodge has executed his own promissory note bearing even date herewith, payable to the order of Dean & Brown Mercantile Company, one (1) or three (3) years, after the date thereof for the principal sum of $930 with interest thereon from the date thereof until paid at 10% per annum, interest payable semi-annually with the privilege of paying part of all of the principal of said note after one (1) year in sums of not less than $100. ‘And whereas the said NT Dodge, being desirous of securing not only the prompt payment of said promissory note but also of effectually securing or indemnifying the said Dean & Brown Mercantile Company for or on account of any assignment, endorsement or guarantee of said promissory note. ‘Now therefore, [NT Dodge], in consideration of the premises, and for the purposes aforesaid, and in further consideration of $1 to him paid by the said [Dean & Brown Mercantile Company] …have granted, bargained, sold and conveyed and hereby do grant, bargain, sell and convey unto the said [Dean & Brown Mercantile Company] in trust, forever, all the premises situate in Chaffee County, Colorado, known and described as follows: ‘The Northwest quarter of the Southwest quarter (NW ¼ of the SW ¼) in Section 6, Township 14 South of Range 78 West in the 6th Principal Meridian together with an undivided half interest in and to the ‘O’Hanlon Ditch,’ being Ditch #145 and 2-½ ft3 of water per second of time, being Priority #197 through the said ‘O’Hanlon Ditch’ as decreed by the District Court in and for Chaffee County in Water District #11. On May 31, 1922 (Recorded September 26, 1922), NT Dodge, of Buena Vista, Chaffee, Colorado, sold to RB Griffith of Buena Vista, Chaffee, Colorado, for $1,500 ‘the NW ¼ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian and also ½ interest in and to the O’Hanlon Ditch which runs 2-½ ft3 of water per second of time as decreed through said ditch. Together with all other ditch and water rights used in and belonging to said land. ‘And that the same are free and clear from all former and other grants, bargains, sales, liens, taxes assessments and incumbrances of whatever kind or nature soever, expect Trust Deed for $930 for use of Dean Brown & Mercantile Company, which RB Griffith agrees to pay.’ (Chaffee County Records Book 189, Page 567)

On June 1, 1922 (recorded July 1, 1922), James R. Dodge of Buena Vista, Chaffee, Colorado, sold to NT Dodge of Buena Vista, Chaffee, Colorado, for $1 ‘1-½ ft3 per second of time (for irrigation) decreed to the O’Hanlon Ditch (Ditch #145; Ditch Priority #197 in Water District #11). This deed is made pursuant to an agreement between the parties hereto made on the 12th day of December, 1919 and recorded in Book 167 Page 586 of the records of Chaffee County.’ (Chaffee County Records Book 157, Page 323)

On September 5, 1922 (Recorded September 5, 1922), NT Dodge of Buena Vista, Chaffee, Colorado, sold to James R. Dodge of Buena Vista, Chaffee, Colorado, for $1 and other valuable considerations ‘All household goods and personal property belonging to NT Dodge and located in Chaffee County, Colorado.’ (Chaffee County Records Book 171, Page 40)

On September 5, 1922 (recorded September 5, 1922), ‘I, NT Dodge, reposing special trust and confidence in James R. Dodge, have made, constituted and appointed, and by these presents make, constitute & appoint James R. Dodge, true and lawful attorney for him and in his name, place and stead, for his sole use and benefit to sell and convey all property, real and personal, belonging to NT Dodge, and to sign all deeds and other legal papers necessary to the transaction of any and all business. Hereby giving and granting unto James R. Dodge full power and authority to do and perform all and every act and thing whatsoever requisite and necessary to be done in and about the premises, as fully to all intents and purposes as he might or could do if personally present, with full power of substitution and revocation, hereby ratifying and confirming all that James R. Dodge or his substitutes shall lawfully do or cause to be done by virtue hereof.’ (Chaffee County Records Book 184, Page 369)

On September 25, 1922 (Recorded September 25, 1922), Dean & Brown Mercantile Company of Colorado, sold to NT Dodge of Buena Vista, Chaffee, Colorado, for $1,000 ‘All right, title and interest in and to the O’Hanlon Ditch (Ditch #145) which runs 1-½ ft3 of water per second of time decreed to said ditch #145 and designated ditch priority#197 in Water District #11.’ (Chaffee County Records Book 157, Page 344)

On December 1, 1922 (recorded December 1, 1922), NT Dodge of Buena Vista, Chaffee, Colorado, ‘by his Deed of Trust dated December 23, 1920 and recorded December 23, 1920 in Book 176 Page 254 of Chaffee County Records, certain real estate in said Deed of Trust, in trust to secure to Dean & Brown Mercantile Company, the payment of one certain promissory note with interest and all charges thereon as in said Deed of Trust mentioned, and whereas the said note has paid and fully satisfied said note together with all interest and charges thereon, Now therefore, at the request of Dean & Drown Mercantile Company, and in consideration of the premises and in further consideration of the sum of $2 to me in hand paid by NT Dodge, do hereby remise, release and forever quit claim unto NT Dodge…all right, title and interest which I have in and to the said real estate, by virtue of said Deed of Trust; and more particularly described as follows: ‘The NW ¼ of the SW ¼ of Section 6, Township 14 South, Range 78 West, 6th Principal Meridian and also ½ interest in the O’Hanlon Ditch (Ditch #145, Ditch priority #197, Water District #11) which runs 2-½ ft3 of water per second of time as decreed by the District Court in and for Chaffee County.’ (Chaffee County Records Book 168, Page 152)
